Home Loan Application Checklists
When getting a mortgage, every situation is unique and may require more (or less) documentation. This is a list of the most common documents you may need when applying for a loan. I know this list may look long, but don’t worry, we have secure online tools to help you find and provide them.
All Borrowers:
- Copies of W-2s and complete tax returns for the past two years
- Copy of driver’s license for all borrowers
- Two recent consecutive pay stubs showing year-to-date earnings (within the past 30 days)
- Complete copy of checking and saving account statements for past two months
- Complete copy of most recent statement for retirement or investment account(s)
Self-Employed Borrowers:
- Copy of 1099s for the past two years
- Complete copy of your past two years’ business tax returns
- Two most recent years’ K-1s (report of each partner’s share of tax items)
- Current profit and loss statement (Form 1040 or Schedule C) and year-to-date balance sheet
- Copy of most recent three months business bank statements
Note: If you have not been self-employed for two years, W2s documentation may be requested. But remember, I’m here to help you understand what documents will need to be provided.
Purchasing Your Next Home:
- Most recent mortgage statement for the current home
- Purchase agreement for the new home
- Property tax bill for your current home
- Homeowner's insurance policy for your current home and quote for the new home
Refinancing Your Home:
- Copy of most recent mortgage statement for current home
- Copy of the note if FHA, VA, or USDA
- Details of any other loans (second mortgages, lines of credit, etc.)
- Copy of homeowners insurance declarations page
- Current appraisal of the home
Documents Which May Be Requested:
- Relocation agreement if move is financed by employer
- Receiving gift funds for down payment or closing costs and donor gift letter
- Previous bankruptcy or foreclosure - complete copy of discharge papers
- Divorce decree if paying or receiving child support and/or maintenance
- Copy of Social Security or disability award letter or other proof of income and continuance for three years
- Original certificate of eligibility and copy of DD214 discharge paper
- Name and address of nearest living relative or power of attorney
