Home Loan Application Checklist

Every situation is unique and may require more (or less) documentation. This is a list of the most common documents needed when applying for a loan. Don’t worry, we’ll be your guide every step of the way to keep the entire loan process simple.

All Borrowers:

  1. Copies of W-2s and complete tax returns for the past two years
  2. Copy of driver’s license for all borrowers
  3. Two recent consecutive pay stubs showing year-to-date earnings
  4. Complete copy of checking and saving account statements for past two months
  5. Complete copy of most recent statement for retirement or investment account(s)

Purchase:

  1. Fully executed copy of sales contract
  2. Copy of canceled earnest money (deposit) check or corresponding bank statement when cleared
  3. Name, address, and contact information of homeowners insurance agent

Refinance:

  1. Copy of most recent mortgage statement
  2. Copy of the note if FHA, VA, or USDA
  3. Copy of homeowners insurance declarations page

Self-Employed Borrowers:

  1. Complete copy of your past two years’ business tax returns
  2. Current profit and loss statement and balance sheet
  3. Copy of most recent three months business bank statements

Documents Which May Be Requested

  1. Relocation agreement if move is financed by employer
  2. Previous bankruptcy or foreclosure - complete copy of discharge papers
  3. Divorce decree if paying or receiving child support and/or maintenance
  4. Copy of Social Security or disability award letter or other proof of income and continuance for three years
  5. Original certificate of eligibility and copy of DD214 discharge paper
  6. Name and address of nearest living relative
